Rental Agreement & House Rules
RENTAL POLICIES

LEASE TERM: The weekly rental lease runs from Saturday to Saturday. The lease begins at 4:00PM on the “Check-in Date” and ends at 10:00AM on the “Checkout Date.” An agreement listing the lease terms, rental policies and rules shall be signed by the Guest.

CHECK IN/OUT TIMES: Check-in AFTER 4:00PM EST (No early check-in please); Check-out time: BY 10:00AM EST.

MINIMUM STAY: This property requires a seven (7) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven (7) days, the guest will be charged the 7-night rate, unless otherwise arranged in writing and approved by the Property Manager. Shorter minimum stays are allowed during the shoulder seasons.

RENTAL PARTY: The rental party shall consist of Guest and persons listed by name by the guest.

MAXIMUM OCCUPANCY: The maximum number of guests is limited to 10 persons (5 queen beds) by local ordinance.

RESPONSIBILITY: The property is privately owned; Adam Macool House LLC (Homeowner) is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. The Management Company (Manager) is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Manager is not responsible for the loss of personal belongings or valuables of the guest. By reserving this property, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

RENTAL RATES AND FEES: Rates and fees are as specified on this website, or as per written agreement between the owner/manager and the Guest.

DEPOSIT: A deposit of 50% is due at the time of booking. The deposit is non-refundable and
applied toward the rental fees.

FULL PAYMENT: Payment in full of all fees shall be due before ninety (90) days of the Check-in
Date.

PROPERTY DAMAGE PROTECTION: In lieu of a security deposit, all renters must purchase Property Damage Protection Insurance ($99 charge per stay per unit for $5000 of coverage for property damage) through CSA Travel Insurance. Guest shall receive a link to purchase this insurance prior to Check-in.

CLEANING FEE: $350 per week or per stay if less than one week.

CANCELLATION POLICY: No cancellations within ninety (90) days of Check-in Date.

PAYMENT METHOD: Preferred payment method is personal check or Zelle.

HOUSE RULES

SMOKING: Smoking is NOT allowed anywhere on the property, including the garden area.

GUESTS: Any person allowed on the property by the Guest is the sole responsibility of Guest.

ORDER: Keep the property and all furnishings in good order. House items, including linens and towels, may not be removed from the property.

NOISE: For the consideration of our neighbors, noise should be kept to a minimum after 1AM when the bars and nightclubs close.

EVENTS: Parties or events are not allowed on the property.

APPLIANCES: Only use appliances for their intended uses.

PETS: Pets are NOT allowed.

FIRE: Candles or any open flames are not allowed.

PARKING: Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Parking arrangements must be made with the Management Company at the time of booking.

HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. Towels and linens may not be removed from the property. Linens and towels that are stained and cannot be cleaned, may result in a charge of $150 per item.

ACCESS: Guest shall allow Homeowner or Property Manager access to the property for purposes of repair and inspection. Homeowner or Property Manager shall exercise this right of access in a reasonable manner.
